Are you planning to buy your dream home in Ghana? Perhaps you buying purposely for investment purpose or your retirement home? Whatever your intention is, good move. All I want is you buying it  RIGHT.
Buying already built  house is no brainer as this will save you time building one, save you money acquiring building permits and regulation, save you headache and theft of building materials disappearing on site without trace, little to no land litigation issues compare to acquiring land, among other inconveniences.
That said, what documents do you need for home ownership in Ghana? Real estate ownership is all about documents. You can own or control assets only if you have the required documents that gives you legal ownership of the property.
What documents do you need for home ownership in Ghana?
The following documents serve as proof of ownership and provide crucial information about the property’s history and legal status:
- Land Title Certificate or Registered Title of Deed
- Indenture or Deed of conveyance
- Building Permit
- Site Plan
- Lease or Purchase Agreement
- Property Tax receipts
I will discuss each of the documents you need from the seller before parting your hard money:
Land Title Certificate or Registered Title of Deed:
This document has the seller’s name and proves that the seller is the rightful owner of the land on which the property is built. It also indicates whether there are any restrictions on the use of the land.

Indenture or Deed of conveyance:
This document outlines the terms of the agreement between the seller and the original landowner. It also indicates whether there are any encumbrances, such as liens, on the property. You want to cross check if there is any debt on the property.
Building Permit:
This document shows that the property has been approved for construction by the local authorities. It also indicates whether the building was constructed according to the approved plans. You don’t want to buy a house that is illegally built. Why is this document? In case there is public infrastructure that requires that your building be demolished, you will be compensated only if you have building permit.

Site Plan:
This document provides an accurate representation of the property’s boundaries and shows the location of any existing structures. You may want to get your own site plan thereafter by hiring a licenced land surveyor.
Lease or Purchase Agreement:
You want to ask the seller to provide you this document. Very important especially if the property is a leasehold property, same with freehold tenure – the previous owner. It outlines the terms of the lease and the rights and obligations of both the lessee and the lessor.
Property Tax receipts:
Most property owners don’t pay property tax otherwise known as property rates so this document is often overlooked. The current owner should provide you a receipt that shows he has been paying tax. This is the Local Governance Act, 2016 (Act 936).
Conclusion
Buying your dream home is the one of the biggest budget item spending you will ever emabark on. So you want to make sure that you don’t mistakes. Beware of some unscupulous agents who will pose as representative or care taker of the property with the aim to fleece you. Don’t get me wrong agents are gatekeepers to real estate deals but there are bad nuts in the system. Deal with only the owner whose name is on the documents. You will thank me later if you heed to this advice.
